Energy performance certificates...what's the point ?

Guy was here this morning to do mine. He had to assume we didn't have loft insulation (we're drowning in it), because he couldn't see it (loft is boarded) - I know it's there, I put it there ! Even the bits sticking up around the edges wasn't enough to reassure him...'I have to be able to see more than 50% of it'.
What's the point ? Complicates the buying/selling process, costs £60, and nobody doesn't buy a house because it's banded C rather than B. EPCs were a box ticking exercise imposed by the EU.. Time to get rid ?

Totally agree. A flat in listed building needed one for letting (normally listed buildings are exempt). Guy said : 'you need night storage heaters and double glazing to pass'. Listed building - you can't double glaze them and they are floor to ceiling arched so can't do secondary either. And I had thermostatically controlled infra red heaters (Charlie Luxton featured them on one of his shows) but the inspector had never seen it before and it wasn't on his 'list', so said i needed a double meter for night storage. Well duh I knew there was a double meter...he just didn't see it, and it wasn't related to the heating, but it ticked one of the boxes so I passed (to a high enough rating to let the property). Total con.
