Buyers pulled out and stamp duty

Sadly my buyers have pulled out today, decided they are no longer moving house.
I wasnt happy with my EA so going to try with someone else.

I'm thinking of waiting to see what happens with the stamp duty on monday before deciding if we should put it up straight away or hang fire.

If stamp duty holiday is extended I was going to put straight back on sale as I'm hoping it might encourage more people to sell. But if it's not extended I'm thinking to wait and see what happens to prices over the next few months.

We havent seen any houses we like anyway so not risking missing anything.

What are your thoughts and what would you do? We dont need to sell, the house works I just want something bigger within next 12 months or so...

Sorry you've lost your buyers that's disappointing.

If you're not in a rush and haven't found your next house, there's nothing to lose either way :) but personally I'd re-list immediately to find another buyer, it's better to be in a proceedable position when you do find the right house.

this was us 3 weeks ago, except it was our sellers that pulled out. Due to our buyer needing to complete in january we had to pull out completely from her too sadly. So you're not alone!

We decided to re-list again yesterday, we have seen a house we like. Not with the EA we had with our previous buyer as they were awful. Our previous buyer weirdly got in touch with our old EA who phoned us today saying she is still interested but I don't understand why, since she had a specific set of requirements which we can't meet now! and we aren't up with those agents anymore!

Will just see how it goes too. I also don't need to move but want something bigger for the family ASAP.

@Evecob sorry to hear that, it's a nightmare isnt it. I cant decide what to do for the best! Argh. Good luck hope it works out for you and soon!

Is there an announcement about stamp duty on Monday?

@Tinkerbellflowers I was told an announcement but when I've looked into it, it looks to be that it is being discussed on Monday at 430 in parliament so I'm hoping a decision will be made and told then but I dont know for sure if they will decide there and then!
Does anyone have any thoughts about this?

If your buyer had not pulled out, would you have gone into rental?
Because if you haven’t found anywhere yet you wouldn’t be making the deadline now anyway.

I would wait a few weeks and see what happens. Unless you could move into rental and do a really fast sale if an immediate buyer pops up.
