Location help! Where to move Surrey/Greater London?

Hi everyone,

Me and DH are trying to work out where to move to in Surrey/Greater London border area. Our budget is up to 500K
In terms of needs we would need to:

  1. Be commutable to Carshalton
  1. Good state primaries nearby
  1. Decent size 3 bed with parking
  1. Ideally, it would be walking distance to shops/restaurants/pubs within 15mins or so.

We have looked around Sutton/Carshalton so far but we want to make sure we are looking at family friendly areas. Can anyone suggest the best areas of sutton etc or other areas to look at?

Coulsdon is worth looking at. Lovely green spaces and easy access to M23/25. Fast train links to London.

South Croydon/Purley is a good choice.

Your challenge is £500k. Cheam is on the Carshalton line but not in your budget. Have a look at stops on that line. Whyteleafe may be worth a look?

Friends of ours live in Cheam, and they absolutely love it. I'm not sure if you'd get a 3 bed with that budget though.

If you need to commute to Carshalton, it makes sense to be based there surely? The primary schools are generally good, and then you would have the option of the grammars for secondary.

DO you need Carshalton station or Carshalton Beeches - they are on different lines?

yeah looking around it all seems really expensive :(

Carshalton line ideally, but it looks pretty walkable from Beeches?

i know Carshalton makes sense but i more wanted to know if there were areas to avoid etc?

It's quite a trek between the two! It's very uphill from the village to The Beeches too. There is a bus down to The Windsor Castle pub from the Beeches, but it then turns off towards Sutton.
