Planning permission can anyone help me?

Hi

Would anyone know if adding a roof light in, no impact to any neighbour at all as not overlooked at the back as the garden is 100ft and we can't see out of it and changing the roof design of a build would be a new planning application or an a non material amendment? Again the roof isn't higher or impacting anyone and looks much better. Many thanks

Whether changes are considered non-material are on a case by case basis and is up to the discretion of the Local Planning Authority. Assuming you are referring to making changes to a proposal that has already gone through Planning, your first port of call should be to get back in contact with the Planning Officer. In some circumstances, any change that results in additional bulk may warrant a revised Planning application. If so and your application was determined within the last 12mths, you may be entitled to a free go.

Are you wanting to start works / need it sooner rather than later? Our council told us when we wanted to change something on an approved planning app that it was a non-material amendment, didn't need to apply for pp again. Went through all that and then at last minute, they said it needed a pp application after all and we needed to start again! They refunded the fee for the non-material amendment application but it took ages!

Thank you, yes thinking of changing what we want to do slightly, I'll go to the planning officer, just been feeling worried that it won't be as simple as I hope!
