Please help. Epsom, Ewell relocation

I am trying to help my mother relocate from Fulham to one of the areas within easy reach of Kingston as can’t afford Kingston.

Looked at hundreds of properties- most of which are not user friendly for a lady in her 70s with severe arthritis.

Found 3 in Epsom/Ewell area

Stones Road, Tonstall toad and Holman Road.

Can anyone provide with some useful information about the area. Gone on to street check etc.

She loves Worcester Park but not been able to find a property which doesn’t need a major overhaul or has stairs she can use.

We have viewed properties in Worcester Park, Chessington as well . Missed out on a lovely property before Christmas but got into a terrible bidding war and the owner preferred to accept offer from a first time buyer rather than an old lady, no mortgage with less time on her hands to find a property plus who can’t use the stairs of 90% of properties we have viewed. Still feeling the pain.

Bungalow would be great - but I’ve checked whole of surrey. There are not that many. 0 in our price range with 3 bedrooms within easy driving distance.

We are under offer with buyers ready and active and need to complete before stamp duty holiday. Not a major problem for us - more so for our buyers.

Cheam is just a mile or two further from Kingston than Worcester Park but on the same bus routes (213 and X26). This house is metres from the bus route and really close to Nonsuch Park. It's right in the middle of Cheam but it looks like it is set back from the road.

I’ve been taking all your comments into consideration. I have been so stressed this week. Not capable of responding.

Went to see the house in Cheam Teddydidit. Lovely little house but the kitchen was very dark with only a door to an alley. Light just from skylight.

In fact put in a offer for 2 properties on Tuesday. Both rejected. One I was really imaging ourselves in. We were all so upset.

Spent whole day viewing properties yesterday.

I have offer 10k over asking price and been rejected. I have offered £5k over asking price been rejected. I have offered 20k under asking price because of work required - rejected. I do not know how to buy a house anymore. Going to end up making a mistake. I have began looking at flats but would need to be freehold.

I just cannot find anything to match the first property and instant agreement on entering we should offer ASAP.

What do you think of this? It’s small. No hall but immaculate. What would you offer.?

I'd ask the Estate Agent how much they would accept (a lot will give you an idea of what the owner is really looking for). Also its been on two months they should be open to offers, the most in demand go within a month.
