Conservatory built on top of sewer

Surveyor has come back to say the conservatory is built on top of a sewer which is 1.5mtrs deep. Says shouldn’t be a problem as water conpany could work from each end of anything needed doing.
Obviously best thing is to get an indemnity policy to cover this issue. Would the buyers get that or do we as buyers need to sort it?

That would normally be down to the seller, not the buyer as it’s not your issue and the seller could potentially lose out on a sale.

What is the actual issue though? In most situations, conservatories are exempt from Building Regulations so homeowners can pretty much do what they like. The only time a Build Over Agreement would be required is to those works that require BR approval as it’s Building Control who would normally notify the water company. If this is the case, the homeowner in theory may have not done anything wrong and nor should it be an issue should you come to own the property.
