Hi all - looking for some advice from people with more experience than I!
I am keen on a new build property, and going for a second viewing tomorrow. It's all happened quite quickly, and I haven't had a chance to get professional advice on the questions below. I will of course, but hoping someone might be able to give me some guidance in the meantime.
It's a 'standalone' new build, built on a plot in a village amongst a mix of older houses by a local developer who just does a couple of houses at a time (and has been working in the area for 20+ years).
Question 1: They're not offering an NHBC guarantee. Instead it's a '6-year Architect Guarantee'. Is this a big issue?
Question 2: For new builds, as I understand it, you should still get a survey, and the surveyor can be useful in drawing up a snagging list, as well as obviously looking for any more serious issues. That's correct isn't it?
Is there anything else I should be asking the developer tomorrow? Anything you wish you'd asked or known when you moved into your new build?
