No response at all to my offer

I find that odd. I've always responded quickly myself.

House was new to the market on 27 November. I spotted it immediately as registered with the agent and so got an email. I rang and was first to view it same day, another viewing straight after mine. Later in the afternoon I rang up and made an offer about 8% below the offers in region of price. I am a cash buyer. Agent said people who viewed after us were much less keen than we were and weren't interested because it was too much of a project. Agent also said they had 4 viewings booked in for the next day but weren't booking any more viewings after that.

It is a probate sale fixer upper.

I got a confirmation email with the official offer letter attached from the agent and since then nothing? Isn't that a bit off?

Maybe there are a few dependents that have to be consulted and one or more of them is arguing the toss thinking they should have asked more especially if they had an offer within hours.

I understand your frustration tho

I’d phone the agent and ask when you can expect to hear. Or tell them you’d like to hear back by the end of the week.

I was a bit surprised they were ending viewings without a definite sale...I was expecting best and final offers or an opportunity to negotiate. My betting is it has gone to someone else. It 's a bit like not getting a job offer after an interview! The successful candidate hears straight away!

This happened me and lasted two weeks! In the end I said I was withdrawing the offer which prompted a reply.
They're hanging out for a better offer or a purchaser with a better position.
They're hedging their bets basically.

Well I just rang them and apparently they had declined my offer, and have accepted an offer from someone else this morning.

I said I was expecting to hear and have the chance to join in negotiations, oh don't know why we didn't let you know she says.
