Does anyone fancy helping me plan en suite / wardrobe layout?

Pretty please because I'm rubbish at this sort of thing! We are currently planning a side extension which upstairs will give us a master en suite and dressing area but I'm stuck on how to arrange it. We did originally have a smaller extension planned which I was fairly certain on layout but now I have extra space to play with and it's thrown me!

Would you walk through a wardrobe area to get to the bathroom? Have bathroom and wardrobe areas separate with an access door each? Have some sort of fancy all in one space (less keen on this as I would think there would be damp issues but I'm open to suggestions)?

Fingers crossed my pics upload. 1st is just to shown rough layout of the upstairs and 2nd is roughly to scale.

Happy to help but I’m not sure if I can read your drawing. Could you show how you currently access bedroom 3 from the hall, and also show doors and windows on the plan? Also, how big is the new extension (inside dimensions) and where will your windows be?

Thanks @BlahBlubYes, sorry pics are a bit crap. I've added a pic with the current layout, ignore chimney breast as that's coming out.

Bed one is approx 4m x 4m and extension will be approx 4m x 6m. No windows yet planned for extension (planning is going in soon so I want to figure layout and then I know where windows should be). The front (B1 is at the front of the house and B3 is at the back) looks over the street so not keen on any big windows facing out but I am worried without any windows the extension will look odd from the street.

Ah I understand the plan now. Is the dotted line where the wall between BR1 and the extension would come out? Personally I would connect to BR3 to make that the Master bedroom, as it would be a better shape; a clear L where the shorter part of the L would lend itself to being a wardrobe area. Especially as the back of the house would be more desirable (not overlooking the street, I guess the bay is also a nice feature that would make the Master bedroom special?) Then the extension part at the front could only have a couple of small windows (I agree a windowless wall at the front would look odd) and house the walk-in wardrobe.

I don’t know if that’s what you have in mind but I thought I’d go against the grain Wink

Ooo, I did wonder about changing bedrooms, it would make more sense with the extension placement.That looks great with the double doors to the wardrobe area.

Thanks so much, I think because the original plan was slightly different I couldn't think as clearly. I will show DH tonight and see what he thinks.
