Planning to sell, served party wall notice

I'm planning to sell my house at auction in the new year. It's a real dump and needs to be bought by a builder or someone looking for a very serious project.

Today I have been served a party wall notice by the new next door neighbours, who are building a single story extension. I don't have any objections to their extension (have checked plans online); I'm just worried about the legal implications of signing a party wall agreement for a house that I was hoping to sell in a few months' time.

This house has felt like an albatross around my neck for so long. It's taken me years to get to the point of being ready to sell due to an avalanche of life setbacks (illness, work, family issues, etc). Now I'm almost ready to bite the bullet this feels like a bit of a last minute spanner in the works. Anyone been in this situation? What did you do?

If your house is a project I really can't see the neighbours extension being a problem. I sold my previous house (not a project) with a live party wall notice for next door's planned renovation - no issues at all.
