Sorry, just out of interest! Some prices of houses just seem to be going up and up and feel like this one is a bit mega. Interested to see what other people say

Sorry, I don't know the area well enough to comment.

Though generally when I look at any RM links on here I think 'that's a lot of house for the money' & I didn't think that. It's still more house than you'd get for the money around here though.

I wouldn't spend that much on a terraced house sorry, not even if it was in Beverly Hills with Oprah on one side and Tom Hanks on the other!

Why is the £100k increase relevant ? They could have bought an absolute shell and fully renovated it

Difficult to tell. I find it attractive. However, it only has a small shower room so I wouldn’t class it as a family home. That will limit the pool of people interested.

Have they completely gutted and re furnished the whole house or something? I can't understand how they are trying to justify a full £100k increase when prices have plateaued for the last few years?

Check out sold prices for similar houses in the area - shower room is very small but the house looks nicely done.

It's a very nicely presented house and photos well. It's strong money though in comparison to others. If you work out the price per sq meter, it's really expensive given that it's not huge.

I dint know the market in that area, but I think ,guide price’ is code for ,vendor thinks it’s worth more than agent does’

Positives: it looks like it’s genuinely in move in ready condition and rather tasteful
Negatives: new kitchen/bathroom/floors/paint at that spec... ? 25/30k tops perhaps (don’t know what condition was when they bought)

Look at sold house prices/under offer in the area

10pc under is reasonable to start: if it’s not enough they will tell you what they want you to offer no doubt

Plus 100k more! Jeez, I hadn't even got that far in my research.

@DespairingHomeowner such a good call for 'guide price' - I hate the term. Guiding me out the door again is what it does.

£410k recently on that street with very similar sizing but 2 bed and larger bathroom. Same nice spec etc. So £75k more for a tiny bathroom and two wee bedrooms seems like a bit of kick

Based on the above then, I think 440-450 is a serious offer to start the conversation: can you post some of the other houses so we can compare?

Btw - I expect vendors really are looking at poss 460: the house is v done so they WILL have bought with intention to do up and sell

Look hard online,you might find the listing from a few years ago to find out what they’ve actually done (you want see structural work like a reroof etc which costs the real money)

Is this house what you want? Are others coming on, and are you fully proceedable?

Also, if you offer give a deadline so they can’t just use your offer on table to drive up others: once your deadline has gone, retract

@DespairingHomeowner I am considering moving so i'm at the beginning of the search so not many others to compare but my budget is £440-450k so this is probably a bit of a longshot.

I'd bloody miss a bath though!

Interesting - I think it’s a much better house (if equal roads), it’s more than 10 pc bigger, you’ve got a second loo downstairs , kitchen & bathroom less trendy but still fine (by my less than stratospheric standards)

It’s an end of terrace which is a plus

It’s been fully painted throughout recently which is a normal and sensible thing to do if selling, but MIGHT be covering up damp: the wallpaper in dining room seems to be lifting a bit, there looks an uneven area in one of the bedroom corners (pic with mirror in corner, top right of that pic): you’d need to look

In your position I’d go and have a look,at both to compare

I don't know that area at all. But there is no bath. It's very nicely decorated but I wouldn't be keen. One bedroom is a really strange shape and very small.

Looking at the houses in the area, I don’t think I’d have a clear favourite as all of them seem to be a bit compromised.

I would prefer the other one you linked but it’d be effectively much more expensive (after redecoration costs) so not that comparable.

As pp said, an appalling EPC. I know they aren't very accurate. But I find them helpful for weeding out developers who have done the prettification work but not actually improved the house much.

Love the living / dining soae and decor!
I think offer of 450K is fair, if you know you wouldnt watn to change much.
CAn't see if there is space to install bath - maybe the shower tray is long.
