Hi

We've had some last minute properties added to our chain (don't ask!). We're ready to exchange. How quickly can they be ready? We're willing to wait 8 weeks but no more and the whole chain have been told this too.

@Badgerbadger88 our council (and the area we’re moving too) have details for how long searches are taking on their website. We’re going into week 5 of waiting for the searches to be back, and have at least another 2 to wait (if they are working to timeframe on their website, I’ve heard they’re taking longer though). We want to be in for Christmas and it’s looking uncertain.

A dd’s first house took just 6 weeks from offer accepted to getting the keys.
Having no other recommendation she used the EA’s ‘tame’ solicitor, and their mortgage advisor (having got him to match the cheaper deal she’d found online.).

I never thought I’d say this, but I’m sure that the in-house aspect speeded things up - they didn’t want to be waiting for months for their money.

If anyone in the chain is waiting for a mortgage offer, this could be an issue, as some lenders are experiencing hideous delays. We applied for our mortgage in July, and are still waiting.
Obviously we had no idea the delays would be this long back in July.

Almost Three months exactly, we accepted an offer on ours on 15th July, we made an offer on 17th July, exchanged today and complete on Friday 16th. It would have been sooner but our sellers took ages to complete the initial paperwork. Mortgage and searchers all came back in a reasonable time - two weeks I think.

Our valuation needs to be done again and the surveyors are being little shits about contacting the estate agents to book it in. I feel so tense and anxious about the whole thing.

I always feel like someone is fibbing somewhere along the process but I never know who or why.

Whhhhy be an asshole in a world where everything is already difficult as it is Sad
