Sell, move into rented with dog?

We are looking to relocate but aren't yet fixed on a precise area and have not seen any houses as yet that we might like to buy.

We now have a couple of offers on our house (not yet accepted) and are considering whether to move into rented for a while. In some ways it makes sense, not least as regular house hunting visits 4 hours away might be a challenge if we face greater Covid19 restrictions. However, I really really am not looking forward to it. Last time we rented for 6 months (also for relocation & pre dog) our lives were simply on hold for the duration. Didn't unpack, didn't relax.

We would be happy to rent a more expensive property and / or pay rent in advance to ensure we'd be comfortable, particularly during any lockdown. Still worried about renting with dog though.

If adverts don't mention pets at all, might they still allow a (small, non-shedding) dog? If not, I despair of finding something. Would landlords generally allow you to install a Sky Q dish? Do 12 months leases, which seem the norm now, still allow 6 month break clauses?

If renting doesn't work our only other option is to withdraw from market until we find somewhere to buy ...

6 months is the legal minimum a landlord and give prior to trying to evict you hence that is the norm ask for a break clause.

Sky is down to landlord but you wont devalue a property adding it so chances are they wont do anything.
