Wood or tile flooring for hall/kitchen/dining room

We need to replace most of the flooring downstairs and I really can’t decide. I want it to look contemporary while being classic and sellable in the future. I keep switching between real wood flooring and tiles.

If it was kitchen alone I’d go for tiles but the space really looks best all as one floor type and I like wood in the hallway. What do people think?

House wise it’s a fairly typical 4 bed “modern” house but 18 years old.

We’ve got tiles in the hallway and the kitchen. There’s wood in the dining room but also a big rug to catch any spillages. I think tiling in the dining room could look a little cold unless it’s a large eat-in kitchen and the dining area is informal.

How about wood effect tiles? They're incredibly realistic looking these days. Then you can have the practicality of a tiled floor with the look of a wooden one. It'll tick your classic and contemporary box too.
