How long from mortgage offer till exchange..?

Anothernamebitesthedust · 03/09/2020 16:58

...if all other enquiries/ surveys/ etc are complete?

If the offer arrives tomorrow, is it feasible to exchange tomorrow? Or will there be further pissing about required?

Yours, a frustrated vendor.

Definitely more pissing about.

Have you signed your mortgage deed yet? I could be wrong but I think they're issued after the offer and have to be returned by post. So there's that at least.

I'd have thought a few more weeks yet for indeterminable solicitor faffing.

We've just signed all our mortgage paperwork etc and we have yet to have a survey on the house we are buying yet and we are about 4 weeks in. We were given an estimate of 6-8 weeks for the whole process.

Dazedandconfused10 · 03/09/2020 17:11

Have you transferred deposit funds? Is the rest of the chain ready to exchange? V. V. Unlikely

ihatelockdown · 03/09/2020 17:18

Honestly it takes ages! It took us 6 months from start to finish 2 years ago and we were buying the house we already lived in

Violetroselily · 03/09/2020 17:31

Not sure if the buyer will need to sign the mortgage deeds before exchange? Or if that can wait until afterwards

Also presumably deposit funds haven't been transferred yet - that will need to happen first

mouldygrapes · 03/09/2020 17:35

It can take ages. We had 6 months on our mortgage offer, exchanged at 5 months and 2 weeks and completed a week later.

I guess it may be different for you if you’ve got enquiries and surveys done already but imagine there’ll still be some pissing around. It took 3 goes to get exchange done even when everything was ready

Anothernamebitesthedust · 03/09/2020 17:35

Argh argh argh! Tiny chain. Literally everything else (as far as we know) is done. According to the buyers it is a cock-up with their mortgage provider but really who knows. Did I mention argh?!

We will be looking at 10 weeks from offer to exchange (I hope). I have no idea why it takes so long ...

Slippersandgin · 05/09/2020 11:26

I think 10 weeks is quick Shock

notheragain4 · 05/09/2020 11:42

We've just sold our house, took 15 weeks from start to finish, although the conveyancing happened very quickly, all within about 4 weeks, the mortgage offer took the longest time and then some pissing about from the buyer.

endoflevelbaddy · 05/09/2020 11:48

We've just had this with our buyer. Mortgage company had cocked something up with the paperwork and wasn't spotted until we went to exchange - 1 week before planned completion. It's taken over 2 weeks so far - everyone seems to be operating at a snails pace despite us having to postpone removal company (losing £800in the process) and missing the deadline to stop broadband being turned off (and obviously pissing everyone else off in the chain!)

The really frustrating thing is that my DH is a mortgage advisor and knows full well this can be expedited and he would have been able to turn it around in hours!!

The original mortgage offers were produced. On the ago but COVID slowed everything down (sale agreed end of Feb)
