Help me choose a house!

Please give me some advice...trying to choose between two houses. One house is much bigger (3/4 bedrooms) and on a decent road but that road is between two very busy roads. And the area is a bit scruffy. The other house is smaller (only 2 bedrooms) but in a far nicer area. Short walk to a park etc. House 2 is on for £25k less than house 1. I think to be honest I'd be happy in either house, but I'm trying to decide if internal space or being in a nice area is more important to me. Which should I choose?? (I have two young children btw)

Possibly a bit mad. But then again, plenty of families live in less space with more people so I do wonder if I've been spoilt for space in the past.

Mitigating factors for house 2 are that the kitchen is massive so will be used as a dining room too. Then there's essentially two living rooms. So one as a bedroom for grandad, one as a living room for us. And I figure my children will be happy sharing for a few more years (they are 5 and 2).

Maybe I am mad??!

Area is Croydon.

Only a few miles from me, then. Is it Croydon Croydon or Addiscombe, South Croydon etc?

House no 1 is in Selhurst near a big junction, that might give things away! House no 2 is in Woodside, a short walk from Addiscombe high st.

You seem to be trying to persuade us all that house 2 is better, which suggests that your heart is there.

On paper, if you had options to get a bigger house, you'd be bonkers to buy a 2 be house when you have 2 children and an elderly relative, plus yourself to sleep, let alone live. Yes, people do live in overcrowded conditions, lots of people do, but you are telling us you don't have to.

I'm thinking you need to keep looking, as you are coming across as wanting to live near house two, but 2 bedrooms isn't enough for your family circumstances.

Agreed that you want house 2, and it would work ok for the moment.

Does it have a downstairs loo/ bathroom? I would rule it out if not.

Based on the locations, I’d definitely definitely definitely go with house 2. Have you worked in location 1 in the community for a while to feel you know it well and would be happy to bring your children up there?

I’m not sure about the pricing, but would you get a little more house in places like Purley/Sanderstead/Coulsdon etc? They’re all nice but I wondered if there might be a slightly bigger house than you’d get in Addiscombe because they’re a tiny bit further.

I would be very mindful of pollution and health issues stemming from pollution due to main roads and built up areas.
