Why is it taking so long??

Hi I’m a FTB in no chain. Everything’s signed but local search isn’t back yet but solicitor said it is due to arrive ‘shortly’ and they are still waiting for replies to enquires which were sent out on 24th July so they have chased that up and sent them again..

Seriously how much longer is this gonna take? I just wanna exchange!

I am a solicitor
If you chase me every day I will withdraw from acting for you as it shows there is no trust between us
And I am very busy and don't need the hassle

Argh!! After panicking that my paperwork isn't with the solicitors yet it turns out the vendors aren't even ready to complete anyway! So it'll be the beginning of the month, which means I'll have very little time to dedicate to the work needing doing. Sigh.
Hope you get there soon! Our enquiry replies were due back this week but my sol is ignoring me ! I know both me and vendor want to complete ASAP

Update estate agent now asking for completion dates and my sol is still waiting for enquiry replies apparently ... give me strength I just wanna exchange!!!

Well the estate agent thinks completion is imminent but my sol is still saying waiting for enquiries ...

Estate agents are often keen to push on for completion dates, but any agreement is made by solicitors as it goes in the contract as is agreed by the two sides. Remember the estate agent only works for the vendor not you.

We're in almost the exact same situation. Late last week the local searches came back, so it's just enquiries left. We offered at the start of June. We're cash buyers, buying an empty, chain free property!

I'm trying not to pull my hair out, but it really is taking sooo long. I know there's a pandemic and solicitors have backlogs, so it's to be expected I suppose. We really need to move before schools go back but it's not looking likely now!

Even before the pandemic i bought last year as a FTB an empty property and it took 3 months offer to moving in. Solicitors and banks can really string stuff out when they want to. It took two weeks for the bank and the solicitor to exchange a formal letter.

@cattasaurus @NotQuiteUsual I feel your pain. We broke our chain and moved into rented. We are 9 weeks into buying a chain free house. It took 4 weeks for our seller's solicitors to send the draft contract to mine. They boast on their website about how they can have people moved in under 6 weeks.

Now waiting for a report from the management company.

I really wanted to have moved by the time the kids restarted school. Now looking like there is no chance of that.

@Bumpandus the enquiry replies and the amended contract all came through about a week ago, all of sudden. I complete next week so it'll have been 6 weeks from offer accepted to completion. I know that's quick, I was just really hoping to get started on the work while I was off. Ah well! Good luck with yours. My (online) conveyancer was bloody brilliant and that made a big difference.

The only positive is I am able to exchange and complete on same day! Just waiting for these replies ...

@Zebrahooves we just got a completion date yesterday, the kids will only miss two days of school thank goodness. Although booking a cross country move with a weeks notice is proving troublesome! We've got movers and end of tenancy cleaners now though! So we're feeling positive!

I really hope you're all exchanging and completing really soon. It's the most stressful thing ever. I'm making dh pay for a packing service because I've done enough stress for a lifetime.
