Wise ones - EAs: head or heart?

Not a sentence I expected to type, but I have a head/heart dilemma with estate agents.

Two good independent firms, one has cleaned up a bit in the local area and sold two similar houses very recently, so will have a great list of potential buyers, and I'm more likely to buy from them given their market share in the area. Seemed friendly, professional and decent. The other doesn't have recent sales on the road, but does in the area, and was significantly more interested in the house and its features and history, and I think probably would do a better job of selling it. I warmed to him a lot more. There's still a fair chance I could end up buying from them, as they have a significant presence. Fees and valuations are similar (second 5% higher).

The market here is very hot and they both expected to sell quickly (fingers crossed). Feel torn. What's the smart thing to do?

If true then it's money for old rope! Go with the one who has the higher valuation and/or lower fees!

It's a business transaction, go with the more professional and make sure they can back up there promises. If possible get a short 'no sale' contract time so you can ditch them if you make the wrong choice.

Thanks SBPlanet - no tie-in times, or upfront fees - they bear the entire risk (market is strong...for now).

I’d go with the one that was very interested in the house. If they’re very enthusiastic in the viewings, it might make a bit of difference.
