Hi All,

I’m looking for a flat, two bed, no kids so don’t need to worry about schools... I’m hoping to get advice on nice but not crazy priced areas. I’ve got a max of 400k to spend.

I’ve seen a flat in a block that’s big enough and a good price so I’m wondering what wrong with it!! Does anyone from Crystal Palace know Brooklyn House on Anerley Road and what do you think?

I'd be keen to see the property you sold out of curiosity (if you're happy to share). I don't live too far from the Horniman.

I think it might even be the same block you linked to.

It does seem from a very quick look there might be less 2 beds around than there were earlier in the year. Ours went under offer in Feb and I think that was the time the market really picked up as we then struggled to find anywhere to buy (we were moving to a house).

The place I linked to was Lawrie park as the OP liked Sydenham and I’ve always liked those roads!

Thanks for this. I saw this one too, liked it but thought the second bedroom a little bit small for me. I do keep seeing places that are almost great but not quite...

Haha. I was looking in Forest Hill first but started investigating Crystal Palace (and asking about it here) because I thought it might be a bit cheaper as it's further out with less travel options.

The flat you linked to is lovely. I had a look and the only worry for me is that it's on the ground floor and there is side access to the shared garden, so everyone else will be walking past your bedroom and bathroom windows, which feels uncomfortable. All good sized rooms though and nicely decorated, good spot. Again, almost great!

Some good options here to pick from within your budget and up to 50min to Stratford
