Just about to start having a big extension built - I want to make sure I'm ready to spot all the con tricks! (Plus I thought it might be terrifying entertaining).

Builders who can start at the drop of a hat / say they will do a cash in hand job for the whole project

Ooh, it definitely won't be cash in hand - the architect will be signing it off, for a start.
