Rough cost of two story extension

Considering buying a detached 1960s house in the south east but we’d want to do a two story back and side extension (side would be over existing garage but assume foundations would need reinforcing at least). Possibly wrap around to front too, at least on ground floor to make a new porch.

Experience of costs of this? We’ve got extensive experience of extensions related to Edwardian houses but nothing “newer”. As a bench mark building work here is cheaper than London but not by much.

I was recently quoted £80k for a 2 storey rear extension on a 1930's semi but that didn't include the kitchen/cloakroom/utility units. It did include the demolition of the garage. Based in Home Counties.

We were quoted 70 for a single storey within PD on a Victorian terrace in SE London. We wouldn't get planning for two storey but they said as ball park it would have been around 90. Not including f&f.

We decided against it. The space would be nice but it doesn't add enough value for us without being able to add another bedroom.

Just be aware a lot of councils only allow 2 storey extensions up to 1m from the boundary (single storey up to boundary line) so this might skupper some plans.
Depending where you are and who you ask it's 2.3-2.8k per sqm but you'll need a few quotes obviously.

Ours is 120k incl vat for 68m2 excluding flooring and kitchen. We are not having any bathrooms. It is quite high spec with a lot of steel work, aluminium windows and a vaulted ceiling upstairs. We are in the south east.

I think a lot of you here got very good deals/ low quotes. I'd say about £120k including some fixtures and fittings.
