Walthamstow or Tottenham

hello

We're looking to move from a one-bed in Hoxton to somewhere we can afford a couple of bedrooms and a garden for (future) kids. So we've narrowed down the affordable areas to Tottenham or Walthamstow. Both have some lovely properties, but the areas are a bit of an unknown.

We both cycle to work in Central London so Tottenham has the edge on transport, but from what I can see Walthamstow looks like a generally better area / community.

The two places we are are in the Stamford Hill area of Tottenham (almost Stoke Newington!??) and the Lloyds Park area of Walthamstow.

Any advice on either area would be much appreciated!

I live in N15, although not in Stamford Hill. We chose it over Walthamstow because cyclable to central London and you get more for your money than in Walthamstow. I like it; we're near Downhills Park and Lordship recreation ground which are amazing for green space. I think it is where Walthamstow was 5 years ago in terms of gentrification - lots of new places springing up in terms of hipster cafes and restaurants and there's also our local climbing wall. A really nice development around Tottenham green with a fantastic library, leisure centre and theatre. Lots of interesting Victorian architecture. Main downside for me is the intersection around Seven Sisters is pedestrian-unfriendly and car-centric. You don't get a seat on the tube at 8.30 unless you let a train go. Both Walthamstow and Tottenham are high-crime areas.

earsup I live in Stamford hill but don't see the population make-up changing in the near future - a few Jewish families have moved out to Canvey,but most will want to stay near the local infrastructure(shops, schools etc). It's a good choice if you cycle to central Lonodon and also links via overground are useful

Forgot to say - busable to Stoke Newington or Crouch End for posh shops and restaurants. Canal and Tottenham marshes for walks.

@Blibbyblobby Fair! I stand corrected. My experience of Tottenham is mostly Seven Sisters, and I live right by the Walthamstow marshes so might have a skewed view.
