Offering under on an 'offers over...' property

Hi all
Been for a second viewing yesterday on a house we really like the look of. We've accepted an offer on ours after only being online 10 days and have MIP agreed.
It was listed end of Nov for 495K and dropped to offers over 475K end of Jan. They seem to have become disillusioned with their EA as a sign has gone up for a second agent but its not online with them yet.
We could go up to max 460 but my current plan is to offer 450K first then up it to 460K if needed. The roof is in pretty poor visible condition and looking at other sold prices on the street I don't think 475 is achievable. Only doubting myself because of the 'offers over', will they consider our offer too low? I'm hoping they don't just dismiss us to give the second new agent a proper chance at selling it Sad any thoughts?

You have nothing to lose by trying. Quite possible they won’t accept as they’ve not long lowered the asking by 20k but there’s no harm in asking. Have you checked the previous sale price? Some vendors are in the position of offers over because they just can’t afford to take more and purchase onwards. If it looks like there’ll be loads of equity in it then give it a go!
