Living in Beckton

Hi all, newbie here Smile

I'm planning I'm buying my first flat this year and have seen a new build within my budget... in Beckton.

Having lived in Archway for 5 years and having heard some 'interesting' stories about the borough of Newham, I am cautious to say the least.

The flat on Newham Way, adjacent to Beckton park, so essentially West Beckton. I would be walking about 30 minutes each day to one of the DLR stations to travel to central London for work.

So my question is, does anyone have any experience or thoughts about living in the area?

I have only been through it several times but it looks bland and a bit desolate area...no real buzz or atmosphere.

30 mins walk is far. Are you sure there isn't a closer station?

The good thing about Beckon is that as it's at the end of the line, you'll always be able to get on the train without squeezing on, and you have a chance of a seat. The bad thing is that dlr trains are not as frequent as tubes.

I’ve witnessed some of those ‘interesting stories’ so wouldn’t choose to live anywhere around there.

Do you go out much? Beckton seems a little out of the way.

As far as I know many years ago it was a nice area, but its changed now not a good area to buy your first home. Good luck

Maybe look at Woolwich instead? Still rough but at least it will eventually have crossrail to drag it up a bit

Beckton is dismal and soulless. Hop on the ferry and see what's available south of the river for the same price range. Woolwich has DLR and there are some lovely places within 30 mins walk.

We live in North Woolwich and from our balcony I can see loads of police cars out on the other side of the river which is Woolwich itself.
I have been to Woolwich a couple of times and to be honest I would rather live in Beckton than Woolwich. We are in the same position as you, was thinking of buying in Beckton or in Basildon Essex...none of them are the best areas for sure, but our budget would only stretch so far...

Hi,
I have lived in Beckton before moving to Wapping and would say that Wapping was like Beckton 10 years ago, so if you are looking for good investment I would go for the area that had growth potential.
I love Wapping and have made so many friends here at the same time its so close to the City and West End. The price range is very different to Beckton.
I remember when you could buy a house in Wapping for 350k and those are now over 1M.
I still have friends in Beckton who say that a lot of professionals are moving from flats in Isle of Dogs to bigger houses in Beckton, as they need space for work and garden - so the crowd is changing slowly.
The custom house crossrail was due to open last year - and that is walking distance from Beckton Park. The ABP development should bring much needed bars and restaurants by the waterfront - as the nearest one is Royal Victoria or Greenwich (over the Emirates Line). If you fancy a local night out you are just £10 in uber to get to Canary Wharf, which is what my friends did before lockdown. Otherwise it a 40 minutes journey to Bond St which would go down to 20 min when Crossrail opens.

The issue with Beckton is the sewer. At times it can be stiiiinnnkkkyyyyyy. Its easier if you have a car but as someone mentioned previous an uber can get you where you need to quite easily. DLR is generally clean and easy to use and there are a few local good shops in retail parks. Canary wharf, stratford and central london is really easy to get to. Lots of new developments in surrounding area so im sure value would increase.

Literally in the same position. Seen a house in Laindon Basildon but travel costs add up. Also not heard a lot of good things about it so unsure on what to do.

Hey!

My partner and I are going for a viewing at Greenway tomorrow! We're in love with the look of the property and what we can get for our budget, but have the same concerns you did about the transport links... finding it hard to tell what's a reasonable compromise vs. what is just fooling myself isn't an issue!

Did you go for the property in the end, and if so, do you like it?!

If you did move in and we go for it, could be meeting my first neighbour!
