Budget of £280k MAX

Any idea where to start looking within arms reach of London or in London itself.

House isn't going to happen

Just wondering really what that will buy. Doubt it will buy a house.

I am renting in the south west of London and would like to stay there although probably won't happen

when you say arm reach how close to you mean ?
an hours commute or 30 mins and where to? it is no use someone finding you something that is 40 minutes to Euston if you need to be 10 minutes the other side of Victoria

so it appears to have less than a mile walk you need to arrive at mainline stations waterloo, charing cross or Victoria not sure about tube stations

I don't know the area well anymore but seems to be plenty of flats fitting that budget in Croydon which I remember is on direct fast line to Victoria

I think I already mentioned the areas on other threads, but nice 1-beds for that budget in Worcester Park, Sutton, Carshalton Village or Wallington. Very easy commute either Waterloo (from Worcester Park) or London Bridge and walk over the river or City Thameslink. There are plenty of share of freehold flats in Sutton if you’d prefer that over a leasehold.

Most of SW will be a stretch on 280k unless you’re ok with a studio or a council block.

Other options would be moving out to the commuter belt. You might get more for your money in Redhill, for example. Excellent transport links, nice residential areas. The town centre is dire but Reigate is right next door and upmarket (possible to be a longer walk to Reigate centre and Redhill station).

How about Hertfordshire? Trains go into Kings Cross but you can easily get to the city from.there.

This one is within a few minutes walk of the station and trains are then 45 minutes into Kings X

Bedfordshire will get you a 3 bed house and 45 min quick train to St Pancras. 2 hr slow train.

Lots of places along the line into Hertfordshire then London, but as you get closer, you can get a 1 bed flat.

You can actually find quite a lot for £280k within 1 to 1.5 hours to London.

I bought a 1 bed in Acton zone 3 west London for £250k 18 months ago. When cross rail is completed it should give prices an extra bump and will be 15 mins to Tottenham Court Road. Currently is on Piccadilly, central, overground and main line. Loads of redevelopment going on and cheaper than surrounding areas (Ealing, Chiswick)

Look at the Trainline that runs up to Edinburgh. There are quite a few towns where you’d be able to get a lot for that money that are within distance.

South East works well for the City. I live in Greenwich / blackheath borders and can go from my desk in the city to my front door in 30 mins. You'd get a one bed place, possibly two

Enfield EN2 has a selection of one bed flats in safe leafy streets for under £280k - and a choice of two train lines running straight into the City - Enfield Town into Liverpool St and Enfield Chase into Old St and Moorgate. Both journey times under 30mins.
