How much would you expect to pay for a kitchen extension plus utility/WC?

So we've bought a house (almost) that we love, but know that we want to add an extension. Originally we were thinking a double, adding another bedroom and ensuite upstairs, but after hearing back from current vendors and hearing what they were quoted Confused, we are thinking.....errr no. We'll stick to the one floor I think!

The kitchen is too small (3×3) and I'd want to extend it fairly quickly, as I spend a lot of time in the kitchen.

There's a WC downstairs adjacent to the kitchen, but in order to get more space, we would probably knock that through and extend out the back to create a big kitchen/diner. We would want to extend to the side slightly to incorporate a utility and add the lost WC there.

Dimentions maybe 4x6. Not 100%, but there thereabouts. We would like a velux style roof ideally and obviously a new kitchen!

What do you think?

Yes, I was going to bracket that in my OP.

We'll obviously be getting some quotes, but we've not moved in yet, so just wanted to ask here, in case anyone had a similar extension.

We’ve looked into doing something similar, OP. My understanding is that you should budget about £2k per square metre for an extension, plus VAT, plus the cost of the kitchen and WC fittings. So maybe about £48k plus VAT (just under £58k) for the build plus cost of kitchen and WC. But for accurate figures, you would need quotes. Location will obviously influence the price as well - we’re SE so your area may be cheaper. As will your ability to do any of the work yourselves.

We are just about to do this. Quotes have come in ranging from £62k to £80k.
We have found a builder that will do just the build and up to first fix for £42k. We will need to add kitchen, flooring, doors, windows and sanitary ware for bathroom. We are hoping to get it in under £65k if possible!

I'm in Cambridgeshire.

My ex is a builder and has offered to give us mates rates (or mother of my child rates) but my DP won't entertain the idea Confused

We haven't started ours yet (we start in July hopefully!) our builder that we have chosen is £38k for the basic shell build.. that doesn't include electrics or plumbing or fitting of kitchen or utility, and obvs doesn't cover the actual kitchen or utility units. I'm hoping to do it all for under £70k .

We are having new kitchen and utility to cover 40sqm meters. Everything except the actual kitchen and flooring will be around 65k. That also includes internal remodelling/walls/plastering

We have recently completed a 6x6m single storey extension to the rear to create kitchen/ diner and sofa area. Also reconfigured downstairs to create utility and shower room from old kitchen. The build cost was £55k. They also took away old conservatory. Kitchen/ flooring/ bathroom was an extra 15k on top but they fitted these. My dh did the decoration. In same area as you op.

Why won’t dp entertain the father of your children helping out? Is his pride taking a bit of a dent? Better that then your wallet!

Get quotes from companies. Get a quote from your ex. Whatever the difference between the ex and the cheapest (dearer) company quote is, your dp can pay that from his personal savings! That’ll teach him not to be so proud.

Unless of course your ex is a dick and has caused you or dp all sorts of hassle or isn’t a reliable builder in which case I’m in the side of dp!
