What's wrong with it that it is so cheap.

I would be going to look at it. It's an area you want, a price you can afford. MN is a hotbed of feck no, it's not got 6 bedrooms, how could you at times. People have put some points forward that would concern them- the second bedroom is not tiny- it's on the plans. It's where you want- surely that's worth looking? And the garden access looks great. You can check finish and how close it is to major roads, etc by going.

Floor dimensions of bedroom 2 are fine but it's all in the roof space and seems to have some significant restricted height areas. Possibly cold with condensation problems if insulation isn't up to scratch and i would worry about the traffic lights directly in front and is that a garage next to it?

Lease length is not good. But most important, where they have put it on the map is not where it is! I suspect it's right by the A3, a long way from Surbiton station. Property around there is much cheaper.

OP, what’s the budget? For a bit more you’d get a little one-bed that’s actually in Surbiton.

Yep map pin is completely wrong.

Still... it is very very cheap and there is something wrong with it apart from the lease and everything else mentioned. If on hook rd it cant be abutting th A3 I dont think.

I suspect something like no planning or no building regs for the conversion.

Or an unmentioned secure tenant.

Okay having looked more closely at the pic I know exactly where it is. Opposite Southborough Boys school and tesco metro. About 100m from A3 but... still does not explain.

OK, doesn't work very well, but go up a bit, and it's by the "Ace Car Wash". Nowhere near Surbiton station, and right by the A3...

Yep, it’s opposite Southborough School, up by the Ace of Spades roundabout. Literally a minute from the A3.

God, yes. Agree with previous posters also - the map pin is their offices, the actual flat is literally on the A3 off ramp.

I’m not familiar with the area but I like it and if within budget would see it

Especially if it leaves flexibility to do things to it

I’ve lived in some top floor apartments with slopes ceilings and love it as it feels a bit more cosy to me

I’m a shorty though. Maybe it would have annoyed me if I was 6 foot

I’d go and look at it - if nothing else it will help with comparisons. Ours was on the market for three years with no offers before we bought it. Nearly seven years later and we still love it.

It isn't on the A3 off ramp. Noisy, yes, but not actually on the A3. Its next to the sugar craft shop. My friend used to live very near there. Still something else up with it as price so low. My friend sold a 2 bed flat albeit with garden about 30m further along that road for 320k 4 years ago. Something fishy...

I would check out the planning application and issues with next door 146 to 148 and appeals.

There is a car wash next door with parking for 7 cars and an appeal that seems unresolved or just has not been updated for a MOT station.
There is a church behind it that may need investigation re times of service and parking.

There is no parking outside the house or within the vicinity as far as I can see.

I've lived in an attic flat and the lack of headroom was a pain. It was hard getting furniture and I had lots of wasted space. For that reason alone I wouldn't touch it.

It may be because the road it is on. There is NO parking, petrol station and school just further up on other side of the road and you are very near a duel carriage way by pass and there is constant traffic day and night.

Check on google and look for the Surbiton Sugarcraft. You will be right there.

Its on my bus route to Surbiton and Kingston. traffic is a nightmare at peak times.

As a Pp says, the "main" bedroom has reasonable floor area (though still smaller than most terraced house have) and a great deal of that is restricted headroom. Where in that room would you put a double bed? Wardrobe? Once you've put in the furniture you wouldn't be able to move around the room standing up. My room is a loft room and i know 😁 There is also only one tiny roof light window in that room

It's not the best location OP. On a very busy junction with traffic lights outside, bus stop, petrol station, school and car wash all on it's doorstep. It's a bit of a run down area there with closed shop fronts. No parking. It's somewhere you would rent but not buy.

Sounds like this flat would be just about affordable, then? Pleasant road close to the station, shops and the river. Fewer flights of stairs to carry shopping. Still potential worries over roof insulation/repairs etc but at least a pleasant general ambience and somewhere you’d want to come home to.
