When to put house on market

We are currently thinking about moving but in a bit of a quandary about when to put our house on the market. We currently live on the edge of a large city and want to move back to a rural area where I originally come from. The problem is we only really want to be in one of 3 villages so that DH can easily get the train to work. There are hardly any suitable houses on at the moment and when they do come on they sell very quickly.

So do we put our house on the market now and risk selling it but having nowhere to go? Or do we wait until we find something we want and put ours on but potentially be too slow off the mark?? Or are we being too unrealistic with our search area?? We really can't afford to rent anywhere short term and with 2 small DC this seems like a lot of disruption (plus there's hardly any rental properties in the area)

This is the first time we have bought and sold at the same time and it's already stressful and we haven't done anything yet 😂

I think I’d put the house on the market and hope for a patient buyer, who’ll wait for a bit for sth to come up for you.

Otherwise, if you like something in one of the villages but your house isn’t under offer, you won’t be proceedable and are likely to miss our anyway.

Yes. Put in market, sell and if nothing go jnto rented as your purchasing market is so narrow you might have to wait. The risk is a post Brexit price surge which you miss out on. Happened to a friends parents which hit them

I'm in a similar situation and have chosen to put my house on the market but don't have anywhere in mind to go to as of yet. Anyone who puts an offer in on my house will be told by estate agent that I need to find something else so they will need to be patient. Also to put an offer on a house you need to be proceedable in a lot of cases.

The housing market is slow at the moment so I would put your house up for sale first.
