Planning permission deadline has passed. Now what?

Our architect submitted our plans at the end of July and we received a validation letter from the council saying decision would be made in writing by 20th September. Online tracking still says "pending". Now what?! It seems impossible to get hold of anyone at the council.

Is your architect named as the agent? If so they should be doing the chasing.
There may be further questions that must be answered.
If it makes you feel any better miine was submitted on 19 June and we are still waiting.

Fee Council's meet the 8 week deadline these days.

Your architect should contact the case officer to find out if there is a decision coming soon, or if they need more info/clarification on anything in order to determine the application.

If it looks like a decision is a long way off, you do have the right to lodge an appeal with the planning inspectorate on non- determination, but they are taking ages to decide appeals too. I would only really recommend that, if it looks like the Council are heading towards refusing PP, which you would have to appeal anyway.

The case officer put forward her opinion of a decision on 11th to her managers apparently but no final decision.

Sounds as though a decision is imminent then. Did the case officer indicate what her recommendation was? If it was positive, hang on in there!
