Tenancy finished a few days ago. Generally tenant has been fine but on possession of the house we've noticed a few things that wouldn't be covered under wear and tear. The biggest one is rabbits have been kept indoors (and outside) but with gnaw marks to two sets of doorframes, yellowing of skirting and delamination of the two doors and the base. I'm proposing retention of just less than one third of the deposit which isn't very much (£90) to cover base materials, but not my time. A. Is that reasonable and B. Has anyone gone through a similar situation with a tenant? There are other issues but this is perhaps the most important as this section of the house is a lot newer than the rest and so there is clear evidence that it hasn't been returned to the condition it was supplied in. I had a pretty good relationship with the tenant, but I don't think this is normal wear and tear and I'm a bit gutted that this (alongside other bits that aren't/ weren't immediately obvious during the initial inspection of the house) is how the house has been left. Any help much appreciated.

If the money is in a deposit scheme just refer it to them

Did you tell them they could keep the rabbits inside? If not, then this is definitely fair.
