Amending a 3 bed to a 2 bed - WWYD?

Bought a 3 bed terraced house. Looking at other houses in the area and the floor plans etc it's clear that it used to be a 2 bedroom house and eventually someone added a 3rd bedroom/cupboard.

The 2 room size is 2.5x3m and room 3 is 2x1.7m (with an 87cm space between the wall and door frame)

I think the third room is an impractical waste of space and I would just rather have 2 decent sized rooms. DP disagrees vehemently and says that any future DC will need their own rooms - I'm not even pregnant yet! - and it would affect the value of the property. But again, we won't be moving any time soon.

You can't really fit anything other than a crib or toddler bed into the third room. It feels so wasteful and annoying and is currently a dumping ground.

I don’t disagree with you, but fundamentally people who you’re looking to sell to won’t buy a 2 bed house over a 3 bed

Could you knock the wall down now then build a stud wall when you need to move?

In terms of resale value, did you actually pay more for it than the price of the two beds?

If you haven't got children yet and only use one bedroom, do you even need to touch the space? And do you intend to stay in the house long term?

I think your DH is right. Even with a very small 3rd bedroom you’ll have paid more than you would for a 2 bed.

The previous owners to our house had done this, so we bought a 2 double bedroom house with the downstairs space of a 3 bedroom - it suited us as a FTB couple down to the ground. Once we had a child we moved quite quickly but didn’t have any problems selling and the estate agents were good at pointing out the generous size of the overall house even though it was only 2 bedrooms.

The house needs a fair amount of work so we got it for less than the price of a 2 bed in the area. But of we're not yet sure of the amount we'll spend on it.

DP is now trying to pretend that it'll be for my benefit - I could use it as a sewing room, apparently Hmm

This may seem like a crazy suggestion but what size is the bathroom?? Sometimes the main bathrooms in those houses have more space than the third bedrooms! Would it be possible to switch them? It may be costly though.

It'd be quite a tiny bathroom, though. Not sure how you would do sewing in a 2x1.7 room either... No space to manoeuvre a large piece of fabric.
If yer refurbishing the whole house, I would make it 2 beds again unless it's possible to move that bathroom to get a larger bedroom 3.
In a double second bedroom, you'll easily be able to sew and use it as a guest bedroom too.
