I'm probably going to have to redo a house to get what I want, but want something that will sell easily.

This is the layout I'm trying to achieve. How far away from your perfect is it? And what would you change?

Downstairs, loung and dining room with foldaway doors to separate. Good sized kitchen. Loo. Utility room with sink and space for a washing machine and dryer.

Upstairs. 2 double bedrooms (no ensuite) and 1 smaller bedroom. Separate loo with sink. Bathroom with shower over bath and sink.

For me this is what I'm after,but don't want to taylor it for just me and put off other people

Any input is great

I’d want a kitchen-diner and separate lounge. For me a utility room would be a waste of space in a small house, I’d prefer a stacked washing machine and dryer in a cupboard and a larger kitchen. Definitely a downstairs loo and sufficient storage for coats, shoes, the hoover etc.

Upstairs I’d prefer a master en-suite but only if the space really allows for it. Failing that then a generous family bath or make the 3rd bedroom a double. I wouldn’t think a separate upstairs loo is necessary when there’s one downstairs and it’s only a small 3 bed. Decent wardrobe space in every bedroom is also a must.

Like a lot of others, there is no way I would ever want a living room/dining room.

For me:
Big kitchen diner with room for a big table and a sofa/family area
Separate living room
Another room downstairs eg study
Utility area at least
downstairs loo
Three or four beds
Bathroom upstairs
Not keen on a loo in my bedroom so not fussed about en suite bathroom
If I had a third loo I would have it as part of a downstairs shower room but this is becoming a big house!

Really useful. Sounds like im in the minority for wanting a separate bath and toilet upstairs. I just don't like a toilet in the room when I'm having a bath.

If we were taking about dream houses I'd want a bath in the master bedroom and all open

OP Is the layout in a house to sell on or for you to live in? If it's to sell on, take the advice on this board.

If it's to live in, then make it the way you want it.

I'd also want a kitchen diner and a separate living room. But I like your idea of separate loo from bathroom. Especially if it has a small basin, mirror and good lighting so you can do makeup etc if one of DC is hogging the shower.

It's for a live in for two years then maybe move and not be stuck with something that not many people will like

My DSis has a bathroom with no toilet, then a separate toilet with sink. It's awful, people often want to use a toilet before or after a bath or shower, and then you need to trek to another room. Both rooms feel small as well, rather than a decent sized family bathroom.

An ensuite isn't a must in a three bed house though, for me anyway.
