What sort of offer to make?

We are under offer. Chain of our buyer complete. We found somewhere we like but it’s a bit over budget. It has been on the market since end of May. In the past 2.5 years houses on this street have gone for 650-750, most recent being 650.. The one we like is on for 785, higher than any other (one got close in 2013). We are not experienced at buying property and wonder how much lower is reasonable to offer. Of course we don't know if they are holding out for asking, or have a certain price in mind. I don’t know if a super low offer offends and burns bridges or is worth a shot. We are in Greater London.

What's your max budget? Difficult to advise you on a strategy without knowing that. If they know you have accepted on offer on your house and what you offer is what you can afford then that's different from someone game playing or just trying to bag a bargain. Was the one that sold for £650k comparable or just on the same street.

We are in that area too, the market in our part is very slow, without seeing the house it's hard to advise, the one that sold most recently is it a similar layout, size and level of finish? If so where is the justification for £100k more asking price?

The houses on the street are all slightly different, although the most expensive one was larger than this one. On paper it looks like it’s perhaps over priced and late 600s more reasonable. I guess they can only say no! We are trying to think what is affordable to pay back each month so could only go a little into 700s. It may be out of our budget f they want their asking price or close.
