mortgages and airbnb

I have received mixed advice on what I can and can't do re; airbnb on my new residential mortgage and have been told I need to wait for two years before renting my spare room. I would only be looking to rent this room for a couple of nights per week, and it's a room in a shared living space.

Does anyone have any experience of this?

No one here can tell you that. You’d need to look at the T&Cs of your mortgage.

Not sure about Air B&B but having a lodger in your home isn’t usually a problem. But yes, you just need to read the T&C of your own mortgage.
