Overpriced or worth it?

Lovely quiet area. But neighbours have had to lower ceilings to extend into the loft. Only two bedrooms. Nothing needs doing but.... it feels too small.

Hello!!

DH and me have been looking for a house around bromley since October with a budget of 450-470k . We need a 2+bed in a nice leafy neighbourhood . We finalised a house in Eden park (Beckenham ) . It is a 2bed terraced house and looks quite all right but we are not in love with the property . Being first time buyers we were not too sure what to pay and it was our first time in eden park as well . This is the property www.rightmove.co.uk/property-for-sale/property-74972777.html . Do you think 450k is too much ? And how is Eden park ?

SevenDegreesSouth lovely house, Eden Park is nice, very suburban- 5 min drive from the beckenham highstreet which i love.

@merlotqueen I think it maybe very slightly overpriced, but it is in move in condition & I suppose you need to factor in the cost/time if they bought one that needs a lot more work, also the transport links are excellent & the rail line at the bottom of the garden isn’t a busy one is mainly for the tram, the other considerations are that the local schools are excellent & it’s only a few minutes walk into Beckenham which has lots of lovely coffee shops/restaurants/bars a good selection of supermarkets, independent shops leisure centre/library/cinema & some really good parks, also very family friendly & pretty safe area.
It’s I agree a lot of money though.

Thanks @OnlyFoolsnMothers I really like the houses you have suggested . DH and me will probably check a few more houses before making a decision .

@MerlotQueen : Thanks for your quick response. DH and me withdrew our offer today. We weren't in love with the house and it felt rushed. We will probably spend more time around beckhenham and view more properties so we get familiar with the area .
