Second story extension above existing extension

I’m thinking about extending above an existing ground floor extension to make one of the bedrooms bigger upstairs. The actual extension would be about 3.5 x 2m. Has anyone had this done and had any rough ideas on pricing? The foundations should be deep enough but obviously we’ll get these checked! Thanks

How do you know the foundations 'should be' suitable for another storey? In my experience most people building a single storey extension (or any building work) try and keep construction costs down, so they wouldn't unnecessarily build foundations for a two storey building, if they were only constructing a single storey iyswim.
As to cost you can work it out roughly at around 2.5k per square metre.

Thanks for costing advice! Just wanted an idea of costs if foundations aren’t an issue, as due to the work already on the house, we have an idea of the foundations,

I helped my dad with a single storey extension and did a single storey in my old house. Both times we did foundations that were suitable for double storey... our neighbour did the same. Maybe it's just us!

Thanks NannaNoodle. It makes sense to do foundations for a tow story. It definitely gives you more options for the future!

DH is a Structural Engineer and because we are on clay the foundations are calculated for that soil and we didn’t alter them when we built on top of the garage. Didn’t need to. However get them checked if you are not sure if you still have drawings and details.
