Hi can anyone recommend purplebricks for selling? I have seen bad reviews that says they over or under value which is why some houses don't sell, but surely you go with the price on the home report (in Scotland) which is separate from the EA view?

We sold last year through a high street EA.
I knew who the main players were locally from listing and signs up. Invited six round to value and made damn sure they all knew who was coming. I had a straightforward property to sell, and already knew the price it would market/sell at (as did every agent that came round). There are so few houses on the market now, that they were desperate to get the business. I played two off against each other and got 0.75%! Well with negotiating.
I also did a few viewings, including to the couple we sold to. I echo what was said above. Be friendly, tell them what you like about the house, and let them enter rooms themselves. I also did the two looks thing. Give them a very brief guided tour, then sat in the garden and told then to crack on, and ask any questions when they were done.
Lots of comments about the views, quiet street, great neighbours, how sad we were to be leaving etc

Thank you so much @howmanyleftfeet that's really really useful advice! I'll definitely take that on board.

The problem we have is that it's a one bed flat so not many places to sneak off to.. no garden, car. Hallway.. nothing! So I guess I can show them round and then wait in the lounge maybe. Will only take them 39 secs Grin

@kizkiz, did you invite them all to value at the same time? I would go for 0.75 as that is just 1.5 PB, could live with that. I am in a small town with probably 6 estate agents so they would probably fight for business too

@EB100 I think it was 3 each for two days. Not together though. When I called to make an appointment, they all asked if anyone else was valuing
