Cost of architect for kitchen extension

Hi everyone,

How much would an architect cost to do a rear and side return kitchen extension to a Victorian property?

I live in Winchester, so the SEast.

We spent about £6k in Oxfordshire for an architect to design our kitchen extension with family bath on top, so a 1 1/2 story extension. It’s been well worth the money!

Oh, and we paid in phases that were spread out as they completed parts of their work.

We're paying around £1700 for the initial design and then another £1700 or so for the full planning phase. There are other costs on top but I can't remember. This is for a small single storey extension in East Anglia.

We paid £900 plus vat for a single storey rear extension plans and re-configuration of current downstairs. This fee included submitting under permitted development and building regs plans. Building regs and permitted development plan separate. South east.

Mummyshark - was that actually with an architect or a technical drawer? £900 is great.
Also how much are building regs and structural engineers cost?

Yes that was an actual architect. They were very reasonable and I live in an expensive area! They were excellent and the builders were able to quote directly from the plans as they were so detailed. We didn't need a structural engineer as we had already previously opened up the back of our house for a conservatory that we have now knocked down.
Building regs is around £600 and to submit the plans under permitted development was £130.

That must have been such a simple job, because that is very low.

For the OP, the higher figures given are about right, ballpark figure of between £2,000 -£3,000 total architect fees depending on lots of things.

I'm an architectural technologist and I price up my own jobs, Suffolk/Essex border.
