Potentially moving to Enfield, North London

Given I haven't posted a thread on MN for a while I can't work out where best to post this! Sorry if I'm in the wrong zone.

We're thinking of moving northward to Enfield to get a much bigger home for us... we've been looking near to Enfield town centre, but have noticed houses east of the A10 are much more affordable.

Do any of you have any inside information about areas so we should avoid? We're not very familiar with the area but have been impressed with the walkabouts we've done. We're in the early stages of our research.

We have two small kids and want a decent three/four bed house with a decent garden.

I think it's a bit outside our budget which is why we're pushing out to Enfield. We'd love to stay within the A406 but not sure about the areas we can afford!

Erm, yes, probably the areas east of the A10 are best avoided! They are cheap for a good reason.
I'm sure there are some nice streets and good communities east of the A10 but in general, "West is Best" when it comes from Enfield, and always has been. Anywhere in the EN2 or N21 postal zone is going to be ok. Parts of N13 and EN1 are nice, and most of N14. In general EN3, N9 and N18 are significantly less desirable and seem to have suffered a LOT of gang crime in recent months.
I know this borough pretty well and am happy to give further advice if you want to post more details of budget or specific houses (or PM if you prefer). You don't say where you are coming from, but a lot of families are moving here from inner London, swapping flats for houses, gaining gardens and space to bring kids up. Enfield's not got much of a nightlife / bar scene but there are some decent restaurants. We also have some amazing country parks - yet you can be at your desk in the City in under an hour.

We're near muswell hill, ideally YES! We need to upsize for we've outgrown our flat!

Weve heard good things about Enfield but apart from that not much detail!

@Enfieldlady, this is really, really useful information. Thank you!! I might need to pick your brains for more details. I suspected there was a reason the houses were so much bigger for lower prices!!

Avoid east of the a10. It was rough when i grew up and it's worse now!

If you're coming from somewhere as naice as Muswell Hill, you really don't want to end up in Edmonton or Ponders End! Definitely stick to the west side of the A10.
You will struggle for a 4 bed in EN2, N13, N21 or N14 for £500k (unless it's ex-Council maybe?) but might find something in EN1. But you could get a 3 bedder with a loft ripe for eventual conversion in most of those areas.
Do school catchments matter? How old are the children? Are you churchgoers?

You might be able to pick something up running between Hedge Lane and Hazelwood Lane. Hazelwood is a good school. Also the roads just before the North Circular off Green Lanes like Munster Road and Tottenhall Road.

I am a fellow Muswell Hillbilly turned Enfield resident.

We are in the enfield Chase area which is lovely, close to Enfield Town. Also easy to get to Oakwood for the Piccadilly line. We like living in Enfield, it was a choice between a flat in Muswell Hill / crouch end or a 3 bed house with small garden in Enfield. We've found the schools good, 2 DC at local primaries. The school has actually done better in league tables than any of the MH schools (surprisingly).

It's great being near to Trent Park, Forty Hall etc & having the countryside easily accessible. I would echo a previous poster who recommended postcodes. Be sure to stay on the west side of the A10. There are areas of Enfield that are quite horrible.

As a side note, both our immediate neighbours are ex-Crouch Enders and many of my friends from Finsbury Park area are now moving out to Enfield for the same reason we did. The area is potential 'on the up'. Its also just a short train ride into central London, through Hackney. It's got a lot going for it and I like the community here. I very rarely visit Muswell Hill any more despite it only being 25 mins drive, as I've found new favourite places here.
