Setting a 2 bed house for selling

DP and I are selling our 2 bed semi but are unsure how to show the second, single bedroom. At the moment it's a bit of a dumping ground which obviously doesn't show it off.

Question is, what would you want to see in a starter home?

A properly set up second bedroom, with single bed, wardrobe & chest of drawers
A spare bedroom cross office, with single bed, small chest of drawers and desk.
An office with desk, bookcase and seating area.

Any other comments to increase our chances of selling very gratefully received

Personally It wouldn't matter to me if it was set up as a bedroom or an office. As long as it was tidy and not stuffed full of things so I could get a good idea of size.
People that see it will all have their own ideas about they'll do with the room so as long as its neat and you can get a good feel for what would fit I don't think it matters

as a bedroom probably, if you are marketing to first time buyers who may be thinking of a first child.

When we first marketed our 2 bed starter home we left the 2nd bedroom as it was - our home office. We had no offers.

After 6 months or so we took it off the market, and bought a cheap bed, some pretty but bland bedding and removed all traces of our office.

We had two offers and moved within 6 weeks. But could be a coincidence...
