Utility or 3rd bedroom

We are doing an extension on the back of our bungalow to create a kitchen diner. The current kitchen will become a 3rd bedroom but its directly off the lounge.
Dp has suggested a utility instead of the 3rd bedroom.

What would you rather have as a potential buyer of a family home?
Would the 3rd bedroom being off the lounge put you off?

Looking at plans of other bungalows it seems quite normal for this configuration so maybe I'm worrying about nothing but dp isnt sure!

I can upload the plan if anyone wants to see it

The bathroom is accessed from the hall and not the bedroom, the architect didn't draw a door for some reason but i can assure you there is no access to the bathroom from anywhere other than the hallway.

We didnt bother getting the plan changed as that part of the house is staying as it is Smile

what you could do is make a door where the small square cupboard is now so that you walk into the cupboard like a small hall and turn into the bedroom, that way the bedroom door can be open without seeing into the bedroom, so it maintains its privacy.
Looks like you have plenty of other spaces where you could floor to ceiling cupboard space if the cupboard is used.

Bedroom. Plans look fine. Lots of flats have bedrooms off living spaces. It is what it is.

Bedroom, without a doubt, even more so now you've said you have 2 dc.

Whereas many bungalow owners wouldn't need a 3rd bedroom, it is easy to think they can use it for a study or whatever, whereas a utility room doesn't tend to lend itself to that use so easily. But the key is, you plan to live there, so do what will work for your family - which has to be a 3rd bedroom - whether the dc choose to both sleep in current bedroom and use that as a study or play room or music room or X-box room, or whether they want their own sleeping space. You have the choice.

Unfortunately it will be a bedroom with very poor access to the bathroom. It’s rsther unfortunate you posted an incorrect plan!

It looks like a lot of living space for a 2 bed. Could you do a bit of re-jigging to have a third bedroom where the play area is and knock the lounge into the 3rd bedroom so that becomes a play area?
