We need to move due to a lot of factors. We're very restricted to location due to an on call job that requires being 5 minutes away from work. There is 1 property that is in our budget and location that we like. I love the style, location, fact it needs worj and is next to a good school. Downsides are that it is smaller than we would like and only has a garden at the front. There isn't anywhere to rent either...

Thoughts?

Are there any other options? No garden would be a deal breaker for me.

5 mins from work is incredibly restrictive. So it sounds like it may be your only option. But if it is too small before you have moved in it doesn't sound a very good buy. Is the garden at the front big? Could you extend the house in the future?

If you can fence the garden and make it private then that wouldn't be an issue for me, but what is behind the house? On paper it doesn't sound like a great plan. But if realistically that's what your budget can afford you may have to go with it.

The lack of garden would depend on kids and pets. I wouldn't want that with small children.

Could you rent a room for the oncall time and take a bit longer to find the right house to buy?

What about a 5 minute bike ride? Does that open up opportunities? What you describe doesn’t sound great so I would see what a 5 minute bike ride produces regarding area. Is “on call” really only 5 minutes? Are you in the fire brigade?
