Letting to tenant with ccj . tenant upfront about it

She has a steady job (crb checked) and got a ccj 5 years ago when she and partner split up. She lives with her Mum but had a rented flat before which she got via a paper. She admits estate agents will not take her on. I wonder if the CCj would impact on any rent guarantee insurances I took out.
Also the Mum appears to be a homeowner so could she be a good guarantor? Thanks

I think most rent guarantee insurances would not accept her.

Personally, if it was one CCJ 5 years ago, I would accept with guarantor. But you need to credit check her and make sure it is just the one.

Could you take a higher deposit?
