Party wall agreement - Late signing

If my neighbour signs the party wall agreement outside the 14 day period is it still valid?

My situation is that I issued the party wall agreement back in June and it was signed by the lady next door. Now, months later, it turns out her ex owns the house and he did not sign it. Can he sign the same form so I can commence work ASAP or do I need to re-issue a new party wall agreement to him and wait another 2 months?

We had this issue with our neighbour where the owner had let it out to tenants. We were informed by our surveyor that the tenants' approval wouldn't have counted, so we issued a PW agreement to the owner.

If he's fine to add his signature onto the PW agreement you've already issued, I don't see the problem. But if he wants to be difficult he might decline to sign a new agreement until a surveyor's checked his property.

Thank you theodoracrainsgloves . I think I've found another way around this. After some more reading it seems I can issue a new form to the owner and add a line in to waive the two month waiting period. The lady next door seems to think he'll be happy to sign so I'm going to go down that route. :)
