Nothing coming on the market

We're in SW London, been under off a few weeks and after losing out on a property last month absolutely nothing has come in the market. It's so depressing! We're now looking at going into rented to let our sale proceed, but it's not ideal with two DC having to move twice.

Obviously no-one has a crystal ball but I'm wondering if it's just the usual Christmas slump or whether no-one will want to list in the new year either being so close to Brexit... anyone else in a similar position?!

Everyone nervy about brexit. I live in SW London too and absolutely nothing is coming on to the market. People are only moving if they have to (the 3 Ds....divorce, death and debt).

We're on the market in SW London! I think prices are dropping like a stone though. We're trading up so don't mind particularly as we think there are bargains to be struck. My only fear is that the properties we are looking at are owned by older couples looking to release equity and who have over estimated the value of their houses.

We've had five viewings in two weeks. No offers yet though. Not even cheeky ones.

We are about to put in a very cheeky offer on a v naice 5 bed (12% under) and I suspect the owners could be a bit offended. I am totally prepared for someone to do the same to us though!

Sounds like we are in a similar position @sandybayley!

The house we lost out on (sob) dropped its price by 100k overnight having only been on 2 weeks...but we lost out to a chain free buyer.

My thinking is to let our sale go through (it's a good price) then we'll be in a better position to buy-chain free and able to take full advantage of price drop...but we can only do that if something actually comes up!!

@minimimo - sounds good so long as you're not chasing same house as us in SW20 or Sw19! We're starting to look at higher priced houses now than when we started with the expectation that we'll offer considerably under asking price.

I'd definitely go into rented if you can and bank the money from your sale. Prices are going didn't for the forseeable.

Got another viewing tomorrow of ours so just off to pick up some fresh flowers and green apples. Hopefully the DC will leave them alone until tomorrow night!

Haha @sandybayley we are looking in TW11 so we're not rivals 😁

Good luck for tomorrow! We had 30 viewings in 4 weeks before we got our offer...we reduced by 3% and got 2 asking price offers the next day...I had assumed people would offer in that region on our original asking price but apparently not! So it's amazing what difference it makes knocking just a little off the price.

@minimimo - 30 viewings? OMG I don't think I can stand the constant tidying and hiding stuff in the car. Poor dog is getting banished to a friends for the day tomorrow as he's not keen on visitors.

@sandybayley yes it was AWFUL!! Esp with a 4yo and 2yo and getting sod all good news...I couldn't have done it much longer!

Are you selling and buying in the same area?

@minimimo Were on the market in TW11 and everything seems to be so incredibly slow. We've been on since June - luckily had loads of viewers, but no offers. We've reduced once, and now are wondering whether to leave it be for a while, try reducing again or just take it off and remarket after Brexit... meanwhile, everything I've saved on RightMove is also either still sitting there for sale or has been removed from the market. Everything just seems to have completely ground to a halt!

@minimimo - yes, buying and selling in same area. From SW19 to 20 probably as 20 is a bit cheaper but still close to Wimbledon and all the things we like.

Luckily we have teenagers who can be 'instructed' to tidy up. I can't imagine dealerships no with toddlers. Dog is a bit of an issue. Have to make sure we religiously poop scoop every time he goes outside!

@miniscotchegg ooh interesting, how many beds out of interest? Are you also looking to buy in TW11?

We are in a similar position. We had loads of viewings and four offers really quickly. We've been under offer since early summer and the chain is understandably losing patience now but there is nothing on the market to buy! I think it will end up falling through and we will try again next year. We've considered rented but I'm not sure I can face moving twice.

I'd like to move but all that is coming on the market are ones that are overpriced [chancers], and ex rentals needing a fair bit of work, time, effort and expense spending on them.

The market has been getting slowly worse but prices are being dropped/becoming a bit more realistic when a property has been on for 3+ months.

When something decent at an ok price comes on it is snapped up and the dross still remains....for weeks on end.

@beachcomber243 yes that is def true where I'm looking too, there was a bunfight for the one I offered on a few weeks back but apart from that nothing is shifting and nothing new is coming on. I'm sick of seeing the same old crap on rightmove!!

@minimimo we're selling a two bed flat and looking to buy a three bed house. We're looking at buying in Surrey as we're currently priced out of TW11 - but have been keeping a close eye out for possible bargains!
