I have my house up for sale for £280, 000. It's been on the market for a couple of weeks.

Received an offer for £260,000 since increased to £265,000.

It still seems a bit of a low offer but I don't sell houses often so I was wondering if this is what happens or if the offer is a cheeky one. They have a property which has not yet sold.

Any advice is appreciated. I'm in no hurry to sell but obviously don't want the house on the market forever!

I really don't think you can make comments about not getting into chains on the basis of a completely unscientific snapshot of posts on MN. For starters you don't know how many MNetters are in chains but choose not to post about their experiences. As with many things, people post when there is a problem - many people don't post about things which are going smoothly.

As for saying that you feel hugely stressed reading other people's posts @AnalyticalChick, I would suggest that you shouldn't get into a chain if you find just reading about other people's experiences stressful (wth?).

As a buyer in the current market sellers need to be very realistic there is an over supply of property and not many buyers. The market is uncertain, people still need houses, but how will the UK fare in the next 12 months financially who knows.
But your current offer is from someone who is not currently proceed able. It remains on the table and the house on the market and you will revisit it if they become proceed able. At which point you will have a better idea of whether you have had other interest and whether you should accept this offer.
Chains are the most common form of house sale it is very rare to have a cash buyer and a not purchasing seller.
Twice I have been a cash buyer and the seller has been purchasing an empty property. Still a chain though.

Accepted a full asking price offer today from people who already have buyers for their property.

Hopefully all be done by Christmas!
