On Homes Under the Hammer, it is very rare to finish on budget.

What are the reasons for your over-spend? Unrealistic estimates, unforeseen problems, changed to a higher spec?

Unforeseen problems mostly. And me underestimating how much things cost πŸ™„ Doing renovations is just expensive- I should have learnt by now as it’s not the first project we’ve taken on!

I'd say no! Well... not if you're renovating a house you plan to live in. I have found there are too many unforeseen problems / situations or a change in ideas, direction and taste once work is underway.

That's not a bad thing though...

Imagine it's easier to stick to a budget if you're flipping houses and trying to maximise your profit!

That probably is a bad thing!

Yes if I didn’t care about the quality of things or what was hidden behind things it would be a lot easier!
Property here seems to be priced so that it doesn’t allow for updating within the ceiling price IYSWIM

Kitchen went massively over budget
Patio and landscaping over budget - same guy used who is a bugger for this

Bathroom - dead on (but we had a company who basically had asked "how much do you have - this is what we can do for that price" and did it)
Bedroom - think we're like a tenner over the original costings. (Same company as before and it was a fairly big job to rip out lots of horrid horrid fitted wardrobes that had been bodged in for years and custom build a run of fitted wardrobes to fit a stupidly shaped room where no walls are remotely straight)

We didn’t on an extension. Quote. From builder was Β£1000 per square metre. It ended up being double.
