Estate agent fees SE London

Hi all,

Deciding between using an online or conventional estate agent. The fees seem quite high for conventional - anyone know what the going rate is?

We are paying a fixed fee of £6,500. No sale, no fee. 8 week contract.

Estate agents make a lot of money!

It appears to be anything between 1-2% I found.

I found the five conventional agencies I had in quoted 1.75% or 1.5%.
I quickly and easily got them all down to 1.25%.
I got one down to 1% and went with them. Don't forget they charge VAT on top Shock
Estate agents are having a very tough time of it at the moment so I reckon if I had negotiated harder I could have got it below 1%. But there was one particular agency I liked more (good photos, responsive, knew their stuff) so I didn't just go on price. It has gone OK so far.

Wow Smallinthesmoke I couldn’t get lower than 1.6 in SE London. That is with a well know EA with a lot of branches in and around the area I am selling and buying. Perhaps I should have negotiated harder!
