So there is a leak around the shower in my flat. The flooring is rotten in the bathroom.The origin has not been determined and I’ve been quoted around £3000 inc VAT for remedial work to fix the floor and run a dehumidifier. To do this they propose to remove the shower tray and set aside while removing floor, sub floor and joists and replace all of the above. Also run an industrial dehumidifier for 1 week.
My concern is this does not address the cause of the leak.
I have had a good look at the shower, no obvious leak around the shower screen. All tiles are well set, no cracks. However there is mound around sealant in inner wall and while not hanging of the sealant was a little loose. There’s a crack between the tray and the plinth under it. I looked through it using a torch and could not see any water leaking around the drain or other pipes. My questions are:
Is it possible that the leak is occurring behind the sealant?
Does the flooring need to be replaced down to the joists? They have not looked at them and they are still covered by the subfloor,
