Preparing home for sale Spring 2019

I am waiting for Brexit to pass, then selling my house.

I am out of touch with trends.

What do I need to start doing?

I am fixing anything broken and finishing off DIY projects.

I need to redecorate a few rooms, they require a freshen up, what colours should I go for?

I have some land that could be potentially used to build a small home. Should I look into selling this or leave it as it is?

Decorate in neural tones, avoid beige as it absorbs light and ends up making rooms feel dark.
If you can get outline planning permission for your plot and make it an additional selling point and add more value.
I’m not sure, but if you sell it separately you may have to pay capital gains tax.

I am clueless about building works. Do I need someone to draw up plans first and check for joining to utilities?

An architect or planning consultant would give you a good idea. What makes you think it would be a good plot?

You would need an Architect to draw up outline plans, not as costly as going for full planning approval.
The LA planners would advise the Architect on what would be possible.
If outline planning permission is given then it’s more or less assured that planning for that type of building would be given.
